Developer Holland Partner Group has formed a joint venture with Boston-based real estate private equity firm Rockpoint for the construction of a mixed-use project at 3896 Stevens Creek Boulevard in San Jose.

"Northern California continues to prove itself as one of the most resilient rental markets in the country, and well-located, thoughtfully designed communities like Stevens Creek are exactly where we see long-term value," said Holland Partner Group executive managing director John Wayland in a news release. "This closing reflects years of disciplined work by our team to advance entitlements and build the right partnership to bring this project to life. We look forward to working alongside Rockpoint, and to breaking ground later this year."

Slated for completion in 2029 at the intersection of Stevens Creek Boulevard and Saratoga Avenue, would replace a small retail complex with a pair of eight-story buildings containing 575 residential units above 14,000 square feet of ground-floor commercial space.  Plans also call for a 700-car garage. 

The project will be required to set aside 29 of the apartments for very low-income households as a condition of approval.

TCA Architects is designing Stevens Creek, which will include a public plaza and a paseo separating the two buildings. Proposed amenities include fitness centers, co-working space, and a pool deck.
