An application has been submitted to redevelop the existing 14.34-acre site at Moonlite Center, located at 2610 El Camino Real in Santa Clara. The project will include 601 dwelling units and over 60,000 square feet of open space. The development will comprise three buildings, each 6 to 7 stories tall.
The developer, Toll Brothers, is collaborating with Van Meter Williams Pollack Architecture on the project.
The project will feature a combination of for-sale and rental units—two condominium buildings containing 140 and 136 units, respectively, and one rental building with 166 units. The rental building will be rent-restricted at below-market rates, with approximately 27% of the units designated below-market rental apartments.
The southern half of the site will include 159 three-story townhomes, each with a private entrance on the ground floor and two-car private garages.
The developer has submitted an application under Senate Bill 330. SB 330 aims to expedite the process of reviewing and approving new housing. It prohibits cities and counties from denying housing based on invalid reasons or regulatory barriers and enacting new laws hindering development. Additionally, it limits the number of public hearings and imposes strict timelines for a city to provide application feedback and approve or disapprove a project.
