A developer proposes constructing a 10-story over-basement mixed-use building at 2588 Mission Street. The building would have 181 units, 3,838 square feet of retail space, and 1,476 square feet of Community Facility space. San Francisco-based Ian Birchall + Associates led the project application.

The unit mix will consist of 74 two-bedroom units and 107 one-bedroom units. The Project Sponsor is providing 17 units of housing affordable to very low-income households

The project utilizes the State Density Bonus Law for a 50% density bonus. Projects qualifying for the State Density Bonus are entitled to up to three concessions and unlimited waivers from development standards that might otherwise preclude the project's construction are permitted under this subsection of the State Law. 

Planning has determined that the proposed project is consistent with the development density established by the San Francisco Housing Element 2022 Update and that the Project qualifies for a streamlined environmental review 

For the Project to proceed, the Commission must approve the project and adopt the findings related to the requested waivers from development standards.
