REDCO Development, working with the architecture firm Studio Current, has submitted a request for a Major Architectural Review for its proposed 382-unit project at 156 California Avenue and Park Blvd.
The project will include converting an existing parking lot and Mollie Stone's Market into a Mixed-Use Multi-Family Development.
The development consists of three structures: a 7-story Podium Building with 5 levels of TYPE IIIB Construction over 2 levels of TYPE I Construction (15,000 square feet of which will be dedicated to the Mollie Stone's Market), a 17-story Tower, and an 11-story Tower.
The towers will be proposed and conceptualized as TYPE IV Mass Timber Construction.
There are two open requests for review of an SB330 Pre-Application today.
The initial request consists of three mixed-use buildings on two lots. It includes:
- (Tower A) 17 story tower with 2,100 sf of commercial and 194 residential units
- (Podium) 7 story podium/tower with 14,168 sf of commercial and 110 residential units
- (Tower B) 11 story tower with 2,131 sf of commercial and 78 residential units
- A total of 18,399 sf of commercial space and 382 units
- Parking to be provided in a podium and two levels of below-grade parking
- 20% of the units classified as affordable to qualify as a "Builder's Remedy" project
The alternative submission consists of three mixed-use buildings on two lots, including:
- (Tower A) 17 story tower with 3,317 sf of commercial and 192 residential units
- (Podium) 7 story podium/tower with 14,707 sf of commercial and 112 residential units
- (Tower B) 11 story tower with 1,423 sf of commercial and 78 residential units
- A total of 19,447 sf of commercial space and 382 units
- Parking to be provided in a podium and two levels of below-grade parking
- 20% of the units classified as affordable to qualify as a "Builder's Remedy" project
The project also includes a Vesting Tentative Parcel Map to create a vertical airspace subdivision, in which the commercial condominium portion of the building would be owned as a separate legal parcel, and the balance of the building would be owned as another separate legal parcel.
This is a joint venture formed with the Mollie Stone’s Market family, which owns the property and REDCO development. The property currently includes a Mollie Stone’s Market grocery store and the associated surface parking lot on two parcels along California Avenue and Park Boulevard.
