IQHG, Greystar and WRNS Studios are under construction on a transformative mixed-use redevelopment project in Redwood City. The project will span approximately 8.3 acres across six city blocks near El Camino Real and the Caltrain tracks. 

The project will feature 540 residential units, including 147 designated as affordable across all income levels. An additional off-site, 100% affordable housing building will be developed at 1304 El Camino Real (Parcel F), replacing uninhabitable units and adding more deeply affordable options. 

The development also includes 530,000 square feet of office space, approximately 28,000 square feet of retail, a 19,000 square foot space dedicated to family-friendly entertainment or uses like a roller rink, an 8,500 square foot public childcare center, and outdoor play areas. 

The site is in a highly transit-accessible area and aims to connect downtown Redwood City with El Camino Real and the surrounding neighborhoods.

The project emphasizes community integration and public benefits. It proposes over 40,000 square feet of open space, including a new greenway trail along Redwood Creek, an expansion of Lone Palm Park, and repurposing the historic Perry’s Feed Shed for retail.
