The developer, MSASA Properties, is working with Studio T-Square Architecture on a proposal for a 118-unit building, with six units affordable to very low households, on an approximately 0.49-gross-acre lot at 380 North First Street in San Jose.
The proposed building is seven stories high and 82 feet three inches wide. The residential units are located on floors two through seven, consisting of 17 studios, 81 one-bedroom units, and 20 two-bedroom units.
Six of the units will be reserved for low-income households. Under California’s Density Bonus Law, the project is eligible for a 20% density bonus, one development concession, and unlimited waivers of development standards. However, the allowed density on the site is 250 DU/AC, and the project density is 244 DU/AC, so the project will not utilize the density bonus.
The site currently has an existing structure: a two-story, 12,000-square-foot office building and a surface parking lot.
The application is on the consent calendar for the San Jose Planning Commission on February 12th.
Staff recommends that the Planning Commission recommend that the City Council take all of the following actions: adopt a resolution certifying the 380 North 1st Street Environmental Impact Report, adopt a resolution approving a Site Development Permit to allow the demolition of an approximately 12,000-square-foot office building that is an eligible City Landmark, and remove 20 trees.
