New plans have emerged for the stalled Oceanwide Center property in SoMa.
Fifty at First, named for its address at 50 First Street, is being developed by BXP and The San Francisco Recovery Fund. Plans call for a roughly 61-story, approximately 910-foot-tall building featuring a whopping 1.5 million square feet of office space.

Gensler has stepped in to retool the original design by Foster + Partners, which calls for the second tallest building in San Francisco. The new design incorporates a lattice crown of glass and steel, and will also feature a towering 50-foot-high lobby at its base.
The development team is reportedly partnering with SFMOMO on an art program for the project.

Pending approvals, and finding anchor tenants, construction is projected to commence in 2028 and conclude in 2031.
Oceanwide Center, which began work in 2016, stalled out in 2019 as its developer - Chinese real estate firm Oceanwide Holdings - encountered financial difficulties. The developer embarked on an equally ambitious project in Downtown Los Angeles high-rise complex at around the same time, which was largely complete before being abandoned and covered in graffiti. That property is also changing hands, with a new ownership team aiming to complete work on the buildings.
