The City of Redwood City has approved a new affordable housing development project at 112 Vera Avenue, submitted by Integrated Community Development. 

This development will bring 178 units to the Downtown Precise Plan Area, including allocations for very low-income and extremely low-income residents. These affordability restrictions will be in place for a minimum of 55 years. The project's approval was facilitated through a streamlined ministerial review process, as allowed by Senate Bills (SB) 35 and SB 423. It utilizes a State Density Bonus to increase density due to its 100% affordability and location in a "very low vehicle travel area".  

The City has confirmed that the project complies with all objective development standards outlined in the Downtown Precise Plan, Zoning Ordinance, and Municipal Code, as well as the City's Affordable Housing Ordinance. 

Given its proximity to the Redwood City Transit Center, the project benefits from reduced parking requirements. However, the development will still include six vehicle parking spaces and bicycle parking. The project's eligibility for a State Density Bonus allows for increased height and density, and it has been granted several concessions and waivers from development standards, including those related to setbacks, building height, and parking.
