The developer, NX Ventures, works with DJR Architecture at 1598 University in Berkeley. This is the only one-hundred-plus-unit project under construction in Berkeley today. 

The project demolished an existing non-residential structure and is constructing a 134,409-square-foot, eighth-story mixed-use residential building.

The project received a 50% Density Bonus by providing 15% of the base project units as affordable to 21 low-income households.

The project was designed for student living and consists of 207 units, including 38 two-bedrooms, 20 one-bedrooms, and 149 studios, for a total of 245 bedrooms. The project will include 82 long-term bicycle parking spaces, seven short-term spaces, and 39 automobile parking spaces. Amenities will include a 6,273-square-foot garden/ open space on the ground floor, a club room, a fitness center, and communal lounges and decks on every other floor.

The project will be constructed with wood modular units over three levels of concrete podium for commercial, amenity, and parking spaces. 

Construction is ongoing. It is expected to be completed in Fall 2025, just in time for the 2025/2026 school year.
